Property that is owned, let and looked after by the same company.

Braeside NW Limited lets and operates residential and commercial property across the North West — some of it owned outright by the company, some of it held on lease and let on. Because we are the landlord, not an agent standing between two other parties, a repair, a renewal or a question about a deposit is settled by the people who actually hold the property.

The office is in Grappenhall, on the south side of Warrington, and correspondence is handled from there.

The company deals directly with the people who own property alongside us and the people who live and trade in it. Choose whichever describes you.

Property held with us

Where an owner would rather not run a building week to week, the company can take it on lease and operate it — which means we carry the letting, the occupancy and the day-to-day management, and the owner deals with one counterparty instead of a rotating cast of occupiers.

In practice that covers advertising and showing the space, taking up references, drawing the agreement, collecting the rent, arranging repairs and inspections, and keeping the paperwork in order so that a compliance question can be answered from the file instead of from memory. Residential and commercial premises are handled differently — a shop unit and a two-bedroom flat have almost nothing in common in terms of obligations — and we say at the outset which of the two we think a building really is.

Owners considering an arrangement of this kind are welcome to write to the estates office and describe the property: where it is, what it is, whether it is currently occupied, and what is prompting the change.

The letting process

Enquiry
You write in describing the property or the space you are after. We reply saying whether we have something suitable, or whether we are the wrong company for it.
Viewing
Arranged by appointment. Anything known to be wrong with a place is pointed out at the viewing, not discovered afterwards.
References
Identity, right to rent, and the usual affordability and previous-landlord checks. For commercial space, the checks look at the business taking the lease.
Agreement
Terms put in writing and read before signature: rent, term, deposit handling, what each side maintains, and how the agreement ends.
Handover
Condition recorded, meter readings taken, keys issued, and a written note of who to contact about what.
Occupation
Rent collected, repairs arranged, inspections by appointment, renewal discussed ahead of the end of the term.

Everything reaches us in writing at one address, and it goes straight to the people who hold the property. Repairs, tenancy questions, enquiries about available space and approaches from owners are all handled from here.
